Fire door regulations encompass the legal and practical requirements for the installation, maintenance, and operation of fire doors. They are outlined within the UK Building Regulations, specifically Approved Document B (Fire Safety) 2006, and the Regulatory Reform (Fire Safety) Order: 2005 for non-domestic buildings.

What regulations affect the use of fire doors?
In the case of new buildings, or those which include alterations, extensions or change of use, the appropriate Building Regulations for fire doors, specifically Approved Document B: 2006, apply.

Existing buildings, other than domestic properties, are governed by the Regulatory Reform (Fire Safety) Order: 2005 . This RRO applies to all buildings other than domestic housing, and replaces 118 pieces of previous fire legislation, including the old Fire Certificate. Since the RRO came in, there is a legal requirement that fire doors are "subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair". Be aware, the law now shifts responsibility from the Fire Authorities for fire safety to whoever has day-to-day control of premises, a "Responsible Person" which could be you. The so-called responsible person could be the owner, manager, site manager, or someone who oversees the fire safety and risk management of the building. Under the RRO, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.

responsible for a part of a dwelling where that part is solely used for business purposes

a charity or voluntary organisation

a contractor with some level of control over any premises

providing accommodation for paying guests
Regulation 38 and Proactive Fire Door Maintenance

Regulation 38 of the Building Regulations forms the link between the Building Regs and the RRO; it ensures that any work done is documented, itemised, and this fire safety information is formally handed over from the contractor to the Responsible Person once a project has been completed.

Fire doors play a major role in the fire safety and protection of ALL buildings covered by the RRO and it is important that fire doors are inspected correctly and maintained to ensure compliance with these regulations. Failure to do so can place property and lives at risk and is likely to result in criminal prosecution, resulting in building closures, heavy fines or even imprisonment.

The Workplace (Health, Safety And Welfare) Regulations 1992 also requires that fire doors have a suitable programme and system of maintenance .
