All physical things have a lifespan, and your fire doors are no different. A combination of natural wear and tear due to constant use and accidental or malicious damage may compromise your doors performance, and as such, any problems do need addressing to stay compliant.

The importance of a correctly operating door system cannot be underestimated; your door sets have two important functions in a fire, when closed they form a barrier to fire and smoke spread, and when open they provide a means of escape.

As there is a now a legal requirement under the Regulatory Reform (Fire safety) Order 2005 that fire doors are "subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair", the responsibilities of Landlords and building managers are clear and failure to comply with this regulation may result in prosecution, expensive fines, and in severe cases, imprisonment.
